BUILDING YOUR A-TEAM
November 2, 2024 | Buying
Every buyer needs to have four key professionals on their team to succeed! If you take time to set up your A-Team now when it comes time to buy, you’ll already have the best professionals working for you, so you’ll be able to move quickly in this very competitive market.
You might be wondering, ‘Who is the A-Team’? Let me tell you!
1. The Real Estate Agent - You’ll need a great Real Estate agent who represents your best interests. You should make sure you have a strong buyer agency agreement in place. Your agent should be actively involved in search while also providing access to off-market inventory. As a professional negotiator, they’ll help you win the best possible price and terms while also taking care of all the documentation details.
2. The Mortgage Lender - You’ll need a local Lender who knows the DC market and the current conditions. Keep in mind, buying a house is a major transaction and it’s critical that your lender understands the current buying environment.
3. The Home Inspector - A home inspector is a 3rd party professional, paid for by the buyer, to evaluate the quality and safety of its plumbing, heating, wiring, appliances, roof, foundation, etc. Home inspectors will provide more in-depth analysis and advice about the quality of the home.
4. The Settlement Attorney - Finally you’ll need a great Title Company who will act as the attorneys in the transaction to make sure the sale is recorded correctly, funds are allocated, and that the property is transferred to your name correctly. While you will not need a Settlement Attorney during your initial search, you’ll need to know who you plan to work with when you write your offer letter. Doing your research now, will eliminate making a hasty decision later.
I have a short list of my favorite lenders, title companies, and home inspectors which I am happy to share! And if you’re not exactly sure what you should be asking them, let me know and I will pass along some common questions that you can ask to get the process started!
